Urban transformation in the Guadalhorce industrial estate

Friday June 26th, 2026

An asset’s appreciation begins long before it’s sold.
It begins when someone recognizes their potential before the market does.

Urban transformation in the Guadalhorce industrial estate.

After almost eighteen months of uninterrupted work, the process of bringing the industrial units located on Calle Castelao, in the Guadalhorce Industrial Estate in Málaga, into compliance with town planning, legal and land registry requirements has been successfully completed.

The project has been led by Susana Domínguez, CEO of Samsara Wealth, alongside Jose Luis Espejo Vergara, attorney specializing in urban planning, management and regulation.

When this project began, we were faced with a complex situation: a street subject to significant administrative and land registry constraints, with certain services not properly registered, little business activity, and where the individual transfer of the industrial units was practically unfeasible.

While this represented a problem for many, for our firm, Samsara Wealth, it presented an opportunity to create value.

“Eighteen months ago, we saw a blocked-off street. Today, we see a success story in terms of urban planning, legislation and legacy. The street is the same. What’s changed is its potential.”

Through the coordinated efforts of our lawyer, architect, public authorities, notaries and land registry officials, we succeeded in completing the individualized registration of all units, giving each industrial unit its own legal identity and full capacity for independent transfer.

The appeal of this business hub is reflected in the profile of the companies that have chosen to base part of their operations and property portfolio here.

Among the companies that have acquired premises in Castelao are well-established firms that are leaders in their respective sectors, including: Geve Distribuciones Comerciales S.L., J&J Filter S.L., It Goncor S.L., Transportes Pedrosa&Luque, Aissa Neumáticos S.L. and Tecyson S.L., amongst others.

The incorporation of these companies not only confirms the success of the ongoing transformation process, but also helps to consolidate Calle Castelao as a leading business location within the Guadalhorce Industrial Estate.

The trust these organizations have given us is one of the greatest recognitions of the work carried out throughout the process of regularization, land registry division and the enhancement of the assets’ value.

The result has been extraordinary.

A street with little demand has been transformed into an established business hub, significantly increasing the value of its assets and attracting the interest of solvent and well-established companies in Malaga.

Beyond the figures, this project highlights a reality that often goes unnoticed: the true value of property does not always lie in the existing structure, but in the ability to identify obstacles, overcome them and unlock an asset’s hidden potential.

This project truly embodies the essence of Samsara Wealth: identifying an investment’s hidden potential, overcoming the obstacles that limit its development, and transforming it into a genuine opportunity to create value.

Because the difference between an ordinary investment and an extraordinary opportunity often lies in vision, strategy and the ability to execute.
