End of Golden Visa in Spain

From April 2025, Spain will no longer grant the Golden Visa for the purchase of high-value real estate. This now official measure puts an end to a policy that for more than a decade attracted thousands of non-EU investors willing to purchase luxury properties in Spain in exchange for legal residency.

The decision responds to the government’s objective of guaranteeing access to housing for the local population. However, for many experts in the sector, this legislative modification does not represent a step backwards, but rather an opportunity to redefine the profile of the international buyer: less oriented towards immediate residence, and more focused on strategic investment, lifestyle and long-term profitability.

 

What options do foreign investors have now?

Although the Golden Visa has come to an end, Spain continues to offer an attractive and competitive framework for those looking to acquire a second home or diversify their real estate assets.

Tax regimes such as the inpatriate tax regime, visas for digital nomads and entrepreneurs, and non-profit residencies continue to be available.
